Next, you'll record the different room measurements that you will need for future referencing and for calculating material needs. For the next step, you will do a walk through of each room, listing what its specific needs are, such as light fixtures, paint, windows, flooring, etc., along with cost estimates for each line item - with another space for writing down the actual costs. As you near completion of the project you will find a punch list page for each room, and from there, if this is a house flip - you will move onto the sales phase where you will list your total expenses, and note 4 comps in the area of your property. You would then list your realtor contact information, asking price, and accepted offer price, along with the total you realized from your efforts. When you're all done you will want to save this journal for future referencing of contractors used so you'll recall who worked well with you and who you don't want to see again, and also retain it for your tax purposes.
